01What a listing shoot delivers
A standard listing package covers the full interior and exterior of the property: every principal room, the kitchen and bathrooms, finished basement space, the front and rear elevations, the yard, and the details that carry value in this market — a wood stove, a dock, a heated garage, a finished barn. Photos are delivered in two sets: high-resolution files sized for Centris, MLS and print, and web-optimized versions for social posts and email campaigns.
Every image is edited, not just exported. That includes exposure blending so windows show the view instead of a white rectangle, colour and white-balance correction so the same wall isn't beige in one photo and grey in the next, lens correction to keep verticals straight, and lawn and sky touch-ups where the season worked against the property. Virtual twilight, decluttering edits and measured floor plans are available as add-ons on the same booking.

02How to prepare the property — the part that changes the photos most
The single biggest lever on the final images isn't the camera, it's what's in frame. Before the shoot: clear countertops down to one or two objects, remove fridge magnets and personal photos, hide bins, cords, pet bowls, bath mats and toiletries, open all blinds fully, replace any burnt-out bulbs and use the same colour temperature of bulb throughout a room, and park vehicles away from the front elevation. In winter, clear the walkway and driveway; in summer, cut the grass the day before and put the hose away.
We arrive on time and flag quick staging wins before we start shooting rather than after — moving a chair, taking a leaf out of a table, turning a bed so the room reads larger. If the seller is present, ten minutes of that conversation regularly does more for the gallery than an hour of editing. What we can't fix in post is clutter, closed blinds, or a room that hasn't been vacated by pets and people.
Occupied properties are normal and we work around them. What helps is knowing in advance whether anyone will be home, whether there are pets to keep out of frame, and whether any room is off-limits. For tenanted properties, notice to the tenant is the seller's or broker's responsibility, and we'd rather reschedule than shoot a bedroom that hasn't been prepared.
