A photographer who is forty minutes away is a photographer who books you next week. One who is ten minutes away can be at the property tomorrow morning, and can come back for a second exterior when the light was wrong the first time. On a listing, that difference decides whether your photos go up on day one or day five — and the first weekend is the weekend that matters.
Our studio is at 852 Rue des Criquets in Saint-Lazare. From there, Hudson and Vaudreuil-Dorion are roughly ten minutes, Pincourt and L'Île-Perrot about fifteen, Saint-Zotique about twenty-five, and the West Island is one bridge away. That is why we normally confirm a shoot within 48 to 72 hours of the request instead of quoting you a slot the following week.
It also means no travel line on the invoice. Inside our service area the price you are quoted is the price you pay, whether the property is four minutes from the studio or fifty.
A standard shoot is a full walkthrough of the property: every room a buyer cares about, shot wide and bright, plus the exterior from the angles that show the lot rather than the neighbour's fence. Windows are corrected so the view outside is visible instead of blown out, and colour is balanced room to room so the set looks like one house and not six.
Drone aerials are the part most sellers underestimate. On a wooded Saint-Lazare lot, a canal-side property in Saint-Zotique or anything with water frontage, the ground-level photo simply cannot answer the buyer's first question — how big is this, and what is around it. One aerial frame answers it.
A video tour is a steady walkthrough edit for the listing page, and we cut a vertical version from the same footage for Instagram and Facebook, so one visit serves both the brokerage site and social. Measured floor plans, virtual twilight and declutter edits are booked as add-ons when a premium listing calls for them.
Everything is delivered twice: web-sized files for Centris, MLS and social, and full-resolution files for print and feature sheets.

Floor plans and premium add-ons are quoted per property, because the honest answer depends on the square footage and how much needs measuring.
You get the fixed price in writing before anything is booked. Bundling photo, drone and video into a single visit is the cheapest way to get all three, which is why most brokers here book the package for waterfront and acreage listings rather than paying for three separate visits.
Edited photos, aerials, video and floor plans are delivered within 48 hours of the shoot. When a listing has to go live immediately, rush 24-hour delivery is available.
Weather is the one thing nobody controls. If the exterior or the flight cannot happen safely or usefully on the booked day, we reschedule that portion at no charge rather than handing you grey photos of a good house. The interior work usually goes ahead regardless.
Our pilots hold Transport Canada certification for commercial drone operations and carry liability insurance. Every flight is planned and logged under Canadian aviation regulations.
That matters practically, not just legally. Parts of this region sit under controlled airspace, and near downtown Montreal or Ottawa a flight needs authorisation. We check the airspace over your address before we confirm a date, so you are never told on the morning of the shoot that the aerials cannot happen.
