Canals, docks and shoreline, shot from the air

Saint-Zotique's residential canals give a large number of homes direct boat access to Lake Saint-Francis — a feature that is genuinely rare and genuinely valuable, and completely invisible in a photo taken from the front door. An aerial pass shows the canal, the dock, the distance to open water and the neighbouring density in a single frame. The municipal beach and marina sector adds a second layer of appeal that matters to out-of-town buyers who do not know the geography.

Housing here ranges from modest year-round bungalows to substantially rebuilt waterfront properties, with a legacy of seasonal cottages converted over time.

Commerce in Saint-Zotique swings hard with the calendar: marinas, restaurants, ice cream and rental businesses spike from June through August when cottagers and boaters arrive, then fall back to a resident base of roughly ten thousand people for the rest of the year. The mistake we see most often is a social feed that goes silent in September.

We plan content in two tracks — a summer push built on footage shot in peak season, and an off-season programme aimed at residents, trades and service bookings — so the account keeps working in February.

Wind off Lake Saint-Francis grounds drones more often than inland sites. We check conditions the morning of, and rescheduling for weather never costs anything. Summer waterfront shoots are best booked a couple of weeks ahead, since the good-light windows fill up quickly in July.

Saint-Zotique is about twenty-five minutes west of Saint-Lazare on Highway 20 — still a short drive for us and a long one for anyone coming out of Montreal.

The village is built around its canals and the Lake Saint-François shoreline, so a lot of what we photograph here has a boat slip or canal frontage attached to it, which is again an aerial job rather than a ground one.

Business here runs on a season: marinas, the beach, campgrounds and restaurants need their content shot before the summer, not during it.
