A town built around the water
Saint-Zotique's residential canals give a large number of homes direct boat access to Lake Saint-Francis — a feature that is genuinely rare and genuinely valuable, and completely invisible in a photo taken from the front door. An aerial pass shows the canal, the dock, the distance to open water and the neighbouring density in a single frame. The municipal beach and marina sector adds a second layer of appeal that matters to out-of-town buyers who do not know the geography.
Housing here ranges from modest year-round bungalows to substantially rebuilt waterfront properties, with a legacy of seasonal cottages converted over time.
