Property photography from a studio based in Saint-Lazare

Saint-Lazare is low density by design: detached homes on generous lots, a strong equestrian community around Chemin Sainte-Angélique and the Saddlebrook and Alexandre sectors, and pockets of newer construction spreading toward the Hudson boundary. Sandy soil, mature pines and long private driveways make for beautiful properties that are genuinely hard to photograph from the road.

The buyer for these homes is usually moving out from the West Island or Montreal for space. They are buying the lot as much as the house — which means the photography has to sell the land, the setback and the privacy, not just the kitchen.

A single aerial frame at roughly 30 to 60 metres does what a dozen ground shots cannot: it shows the lot boundary, the tree cover, the pool or the ring, and how far the nearest neighbour actually is. We fly under a Transport Canada certificate, check the airspace before every flight, and reschedule for wind or rain at no charge — which in Saint-Lazare happens often enough between November and March that it is worth saying out loud.

For equestrian properties we shoot the barn, the stalls and the ring as a set, because that buyer is evaluating the facility, not just the house.

Saint-Lazare's commercial base is small and service-driven: contractors, landscapers, stables, a handful of restaurants and clinics along Chemin Sainte-Angélique and Route Cité-des-Jeunes. For those, we shoot job-site content and short video, then run bilingual posting and tightly geo-fenced ads that stay inside J7T and the neighbouring postal areas instead of wasting budget on Montreal.

Saint-Lazare is home: our studio is at 852 Rue des Criquets, so there is no drive time and no travel charge on a Saint-Lazare booking.

The housing stock here is unusual for the region — large wooded lots, sand-based equestrian properties and long private driveways off Chemin Sainte-Angélique — which is exactly why drone aerials do more work on a Saint-Lazare listing than they do on a townhouse.

Hudson and Vaudreuil-Dorion are both about ten minutes away, so a Saint-Lazare shoot often gets paired with a second listing the same morning.
