Montreal plex photography guide.
Plexes were the only Montreal property type selling faster in 2026. Here are the market figures and the shot list a duplex, triplex or quadruplex listing needs.

Why a plex needs its own approach
Roughly two out of three Montrealers live in a building of fewer than five storeys, according to a 2021 Bloomberg feature — dated context, but the built form hasn’t changed.
A plex listing serves two buyers at once: an owner-occupant who wants to picture living in one unit, and an investor underwriting the whole building on rent and expenses.
The plex shot list
A house or condo shoot covers one living space. A plex shoot does that two, three or four times over, and documents the building as a system.
- 01
Every unit, not just the nicest one
Buyers compare total income potential. A gallery that skips units reads as hiding something.
- 02
The whole building from outside
Not a cropped facade — an angle showing the full structure, the lot line and how the units stack or sit side by side.
- 03
Shared infrastructure
Furnace room, electrical panels (single or separate meters), laundry, roof condition and parking — line items in an investor’s spreadsheet.
- 04
Exterior staircases, balconies and fire escapes
A defining Montreal feature and a maintenance item buyers ask about. Give them a clean, well-lit pass of their own.
- 05
Consistent light and style across units
Shoot all units in one visit, same light and edit, so the gallery doesn’t look like several listings stitched together.
Tenanted units, access and timing
- Notice to tenants before a photographer enters is the seller’s or listing broker’s responsibility.
- For a triplex or quadruplex, plan a separate access window for each occupied unit a week or more ahead.
- Lived-in units get a realistic prep pass: clear counters and visible surfaces, open blinds, turn on lights — not full staging.
- Empty units read smaller without furniture for scale.
Where drone coverage earns its keep
Ground photos struggle to show a multi-unit building’s full footprint, roof condition, lot shape, parking and rear access. An aerial pass answers those early investor questions.
What it costs
Priced on size and room count, so a multi-unit building usually lands toward the higher end of the photo range. Booking photo, drone and video in one visit means travel and setup are paid once.
